Why Should I Waterproof My Basement or Crawl Space?

     Whenever you have a leaky basement or crawl space, it’s not just the basement and crawl space that’s being damaged.  It’s the entire home that is affected.  That water isn’t just magically disappearing.  It has to go somewhere or, unfortunately, stay somewhere.  It usually does not remove itself.  Then you not only have a water issue but you also have an air quality issue and a deteriorating foundation issue.

     Water entering your basement or water in your crawl space is just the beginning of the problem.  Basements and crawl spaces are typically going to have humidity problems.  If you couple high humidity with water, you have a perfect environment for mold growth.  Mold grows on all types of surfaces and materials such as carpet, wood products (stud walls, wood trusses or beams), leather and cardboard.  Even if you only have a wet basement or wet crawl space a few times a year, like after a hard rain or when the water table is high, mold can still be growing even after you think you have removed the water.  Mold needs three things for growth:  Moisture, Warmth (40 to 100 degrees Fahrenheit) and Food.  All three of those can typically be found in a wet basement or wet crawl space.

     As stated above, that water has to go or stay somewhere in your basement or crawl space.  If you don’t see any standing or puddled water, that doesn’t mean that it’s all gone.  That water can absorb into carpet, wall board (sheetrock) or can settle in your block or brick walls.  All are bad but having water built up in the walls of your basement or crawl space is arguably the worst.  This leads to deteriorating foundation walls which is very dangerous in the long run.  At very least, this can weaken your foundation making it susceptible to further foundation damage such as horizontal/vertical/stair-step cracks, wall shearing or bowing.  Always remember, these problems don’t fix themselves and it’s much, much cheaper to get them repaired sooner rather than late.
